Hong Kong Island is a small island of only 76 sq. km. Much of the island is mountainous rock with land for development coming with a huge premium. When land is made available for development by the Government it is utilized to its fullest potential. In doing so developers maximize a return on their investment by mostly building high-rise apartment blocks, some over 30 storey’s in height. Low-rise developments or townhouses are only built in areas which have height or zoning restrictions. Restricted areas include Victoria Peak and land on the coastal side of the main South Island roads. The areas nearer to the main business districts, including Mid-levels and Happy Valley, are almost exclusive high-rise apartment living. Kowloon and the New Territories are also divided into high-rise and low-rise areas.

The main residential areas serving these business areas are Sheung Wan, Mid Levels Central, East & West, Wan Chai, Causeway Bay, North Point, Happy Valley, Pok Fu Lam, Deepwater Bay & Shousan Hill, Repulse & South Bay, Stanley & Cheung Hom Kok. In addition Tsim Sha Tsui & West Kowloon as well as other parts of the New Territories is also popular residential areas amongst locals and expats.
